Rae Bareli. In order to remove the disparity in the purchase and sale of land properties, the new circle rate rates have been implemented in Rae Bareli district of Uttar Pradesh. After five years, the land property in the district has become costlier by five to 30 percent due to the implementation of the new circle rate rates. This has come as a blow to the property dealers who are making huge profits from the act of buying and selling land at market rates. After the new circle rate rates are implemented from Tuesday, the registration of land properties will start at the newly fixed rates. This will also increase the government revenue.

Rae Bareli District Magistrate (DM) Mala Srivastava said that the survey was conducted in the district that if there is any difference between the market price and the government price, then it is also the responsibility of the people to bring equality in them. Along with this, there were also the instructions of the government, keeping in view the new rates of circle rate have been implemented in the district. Due to no change in the circle rate rates for the last five years, there was a disparity in the purchase market. After the increase in view of the market value of the properties, the circle rate rate has been increased by five to 30 percent. People in the fast developing posh areas with the city and the areas adjacent to the highway will now have to buy land at new rates.

Preparation started two months ago
Deputy registrar Sadar Prabhat Singh said that the circle rate of the land was not increased for the last five years. However, during this period there was a jump in land prices in the open market. Due to this, the process of increasing the circle rate was started two months ago on the intention of the government to compensate for the loss to the government revenue during the registry. Apart from AIIMS, Rail Coach, Raj Ghat, the circle rate has been increased by up to 30 percent in many other fast developing areas.

He said that in other areas of the city including Ramkripal Square, Ahmedpur, Nazul, Kachari Road, an attempt has been made to remove the gap between the market price and the government price by increasing the circle rate by 20 to 25 percent.
